On Demand Diggers provides controlled internal demolition and fit-out removal for commercial, retail, office and industrial tenancies across the Gold Coast and South East Queensland. Work is done safely and on schedule, and premises are handed back to lease or landlord requirements.
Planning a shop de-fit, a commercial strip out on the Gold Coast or other selective commercial demolition? We can discuss your tenancy make good requirements and the finish condition your lease specifies.
Selective Demolition
Some projects need only part of an internal space removed, not a complete demolition. We carry out targeted removal of the nominated elements while retaining the surrounding structure and areas that are staying in place. For occupied commercial, retail and office properties, that means planning the scope around access, neighbouring tenancies and any necessary service isolations. We work with the people managing the site to coordinate the sequence of works and minimise unnecessary disruption.
Commercial & Retail De-fits
At lease end, retail shops and commercial tenancies often need their existing fit-out removed before handover. We undertake de-fits covering the partitions, ceilings, joinery, shopfronts, floor coverings and fixtures specified in the agreed scope. We coordinate access and timing with property managers, landlords or shopping centre management, including after-hours work where appropriate for occupied buildings. The extent of removal is guided by the tenancy's lease requirements and the condition in which the premises must be returned.
Make Good Works
Make good obligations are set by the lease, so the required finish can vary between premises. We carry out the removal work needed to return a tenancy to its specified base build, cold shell or warm shell condition. This may involve stripping out existing fittings and internal finishes while retaining elements the landlord requires to remain. Before work begins, we discuss the required handover condition, the scope of removal and the target date so the work is planned around those requirements.
Soft Strip-outs
A soft strip-out prepares a building for refurbishment or a later stage of demolition by clearing selected internal fittings and finishes first. We remove the items identified in the project scope, which may include joinery, floor coverings, ceilings and partitions where appropriate. Our team coordinates site access, service isolations and waste separation around the planned works. This gives builders and other contractors a clearer starting point for the next stage without treating every strip-out as a full demolition.
